Our Desktop Appraisal Service offers a detailed report that includes identification of the subject property, research to help verify the accuracy of the County's records for the owner's property, selecting and making appropriate adjustments to the 3 most comparable property sales and listings from the subject market area, and a value estimate for the subject property derived from the comparable sales analysis. The report also provides a thorough and clear market conditions analysis for the subject neighborhood or market area, and maps and supporting exhibits. As with the Market and Comparable Research service, the client will receive detailed instructions for the property owner to complete the Mecklenburg County Real Property Appeal Notification form that was included with the Revaluation Notice. No inspection of the subject property is completed with this service.

This service is very useful for completing the required Appeal Notification form that is relevant and persuasive information for the Tax Assessor's office to consider a change in tax valuation for a homeowner and/or an attorney representing a client and to use in an appeal of a property's valuation and with the hearing in front of the Board of Equalization and Review.

The Appraisal Service with Inspection and Measurement includes: research to help verify the accuracy of the County's records for the owner's property which includes an interior and exterior inspection of the subject property, a measurement of the subject dwelling and improvements to establish an accurate size of the subject property, review of applicable owner supplied documentation (i.e., property survey, rental agreements, deed records, etc.), market conditions analysis for the subject neighborhood/market area, comparable sales research for the 3 most comparable, applicable property sales and listings in from the subject market area, maps and supporting exhibits, detailed instructions for the property owner to complete the Mecklenburg County Real Property Appeal Notification form that was included with the Revaluation Notice, and a Full Summary Appraisal report with a value estimate derived from the analysis of the comparable sales and, when applicable, utilizing the cost approach and/or the income approaches to value (additional charges may apply).

This service is a an even more detailed report to aid a homeowner or his representative in properly completing the required forms with relevant and persuasive information for the Tax Assessor's office to consider a change in tax valuation. It is also for a homeowner and/or his/her attorney or representative to appeal a valuation with the hearing in front of the Board of Equalization and Review.

This type of report should be used with more complex properties that include larger than typical land area, uncommon features or views (i.e., waterfront home, non-conforming or grandfathered zoning use, etc.), a unique and/or large, luxury home, or income-producing properties owned by an investor.
